JOB DESCRIPTION
The Maintenance Coordinator is responsible for the day to day coordination of building and floor care maintenance services and provides feedback to the Executive Assistance and Directors to ensure Lewis Industries service is satisfactory and we are exceeding client expectations. This individual is responsible for coordinating servicing all company vehicles, cleaning restoration equipment, sanitizing, sanitation and deodorizing equipment to ensure our services are executed professionally and efficiently.
The Maintenance Coordinator is expected to work with all location supervisors, cleaning technicians and administrative support staff in accordance with scope of work to establish procedures and quality standards for all jobs executed by Lewis Industries. This individual is also expected to provide troubleshooting solutions whenever applicable.
JOB DUTIES
The primary responsibilities of the maintenance coordinator include:
- Day to day coordination of building and floor care maintenance services
- Ensure all company owned vehicles are serviced and in proper working conditions with efficient logs maintained
- Ensure efficient management and coordination of all sanor, Sani-bin and deodorizing services at the client locations and efficient logs maintained
- Provide all maintenance and service logs to the Executive Assistance
- Plan, conduct and monitor testing and inspection of equipment and tools used by supervisors and cleaning technicians at all locations on a weekly basis
- Ensure entire facility is maintained and kept clean, including workshop and garbage hut
- Supervises independent contractors carrying out maintenance work, e.g. grass cutters, masons, painters, carpenters carrying work on the facility
- Ensure efficient inspection of all jobs completed and seek advice from Managing Director if challenges are encountered with products during execution of a job
- Assist walk in customers with equipment, tools or job-related services
- Develop functional relationships with all cleaning technicians, supervisors and administrative support personnel
- Provide on the job training, mentorship and motivation to all cleaning technicians and supervisors to ensure efficient use of tools and equipment during job execution
- Liaise with inventory coordinator to ensure there are replacements for tools and equipment that are discarded to ensure fulfilment of jobs without interruption
- Manage and maintain routine, preventative and scheduled maintenance logs on all office and cleaning equipment, vehicles, Sani-bins, sanor and deodorizers
- Ensure all tools are assembled for effective use by cleaning technicians and supervisors
- Maintain general support for upkeep of Lewis Industries head office and its surroundings and ensure all light bulbs are functional
JOB QUALIFICATIONS
Knowledge, skills and abilities
- Proven technical ability and basic knowledge of use, repairs and maintenance of all company equipment, tools, protective clothing, cleaning solutions and compounds required for fulfilment of requests for generals, post-construction cleaning, deep cleaning and related cleaning services
- Proficiency in Microsoft office, specifically excel and word.
- Ability to oversee and supervise technical staff when on jobs, special projects or generals
- Ability to manage and scheduled generals, projects and one-time jobs
- Assisting with identifying employees for jobs, projects or generals
- Excellent verbal and oral communication skills
- Must be intrinsically motivated, adaptable to changing priorities and maintain a positive attitude
- Must be a team player and assist in maintaining a positive atmosphere between teams
- Technical ability and basic knowledge of assembling equipment and tools
- Acute attention to detail, and ability to analyze and solve problems creatively and independently
- Ability to thrive in a deadline driven environment and handle different tasks in an organized and efficient manner
- Act as a catalyst for change and ensure ongoing compliance with quality
- Formulating methods that will improve productivity within limited costs
- Overall responsibility for all technical staff
Ideal attributes
- Four-year degree or equivalent in building maintenance studies, mechanics or electrical studies or equivalent.
- Should be over 25 years and possess a valid driver’s license for more than two years, because driving the company’s vehicle is a requirement for the job duties
- Take ownership attitude with customer focus and must be cost control focused
- Ability to view a cleaning job (especially one which sees problematic) in its entirety and provide effective business solutions
- An eye for detail
- Expected to work extended hours as per constructs of the job
- Desire to improve processes, procedures and personal performance
- Proficiency in Microsoft office applications.
